AND THEN OF COURSE, SIMULTANEOUSLY WE'RE DOING THE ONE YEAR ANNUAL FISCAL YEAR 22-23 BUDGETING PROCESS. AND OUR CIP PROGRAM OR THE CARLSBAD CIP PROGRAM REALLY RUNS ON MORE OF A 15 YEAR OUTLOOK. AND FOR STAFF TO HAVE THAT CLARITY OF WHERE THEY NEED TO ALIGN RESOURCES AND PRIORITIZE THE WORK. SO THAT'S REALLY THE CONTEXT OF WHAT WE'RE HERE TO DO. IN THE PAST, YOU'VE ALWAYS SAID THERE ISN'T ANY LAND FOR SALE AT PONTO. HOWEVER, ONE MAGNIFICENT LOT JUST CAME ON THE MARKET AND IT WAS BROUGHT TO YOUR ATTENTION LAST WEEK. THIS LOT WOULD COST HALF OR LESS OF YOUR LINEAR PARK ESTIMATES, AND IT'S UNPARALLELED IN ITS BEAUTY AND FUNCTIONALITY AS A COMMUNITY PARK. THIS LOT COULD POTENTIALLY PROVIDE REVENUE AS WELL. LOT SIZES HAVE SHRUNK CONSIDERABLY AND HOMES THAT ONCE CAME WITH YARDS NOW MAYBE HAVE A PATIO. THE NEW NORMAL IS HIGH DENSITY TOWNHOMES AND CONDOS THAT MAY OFFER A BALCONY IF YOU'RE LUCKY. THAT ESTIMATE OF THE 40 TO $60 MILLION, WHICH IS BASED ON THE PRIOR FEASIBILITY STUDY AND THEN ACCELERATING IT FORWARD, WHICH IS WAS DONE A LONG TIME AGO, I BELIEVE IT WAS IN 2009. SO WE ARE GOING TO MOVE FORWARD WITH A PROJECT AND ALSO TAKE A LOOK AT HOW WE CAN USE CURRENT TECHNOLOGY AND THE FACT THAT WE ARE NOW PART OF THE CLEAN ENERGY ALLIANCE TO MOVE FORWARD. OKAY.
